The Ranch - Frequently Asked Questions

What type of housing will the project provide?
The Ranch is proposed to include up to 1,177 single family detached homes, ranging from traditional single family, to gated executive, to active adult/senior.

How will this project impact schools, and how will it contribute to future school construction?
Students generated by The Ranch will attend schools within the Antioch Unified School District (AUSD) and funding for new school facilities will be generated by assessments imposed by Community Facilities District (CFD) 2005-1, which was established by the AUSD to fund new school construction.

How will the project help resolve the deficiency in police services?
The Ranch will participate in a Police Community Facilities District (CFD), which taxes future households in perpetuity to generate funding for additional police officers, ultimately expanding police services.

How will the construction of roads, utilities, parks and trails be funded?
100 percent of the funding for roads, utilities, parks and trails will come from the developer/builder.  No city funds will be used.

Will The Ranch have a home owners association (HOA)?
The Ranch will have an HOA that will be responsible for maintenance of parks and landscaping; enforcing Covenants, Codes & Restrictions (CC&R’s); and general governance of the neighborhoods.

How many parks and how much park acreage will be created with this project?
The Ranch will have a collection of parks totaling 22 acres, or 2.6 acres more than what is required for a project of this size.

How many miles of onsite walking and hiking trails are there?
The Ranch includes a total of 7 miles of trails linking neighborhoods and offsite destinations.  Of those 7 miles, 5.5 miles are within open space and along Sand Creek.

How much of the 550-acre project will be preserved as open space?
242 acres or 44 percent of the project site will remain as open space and parks.

How large are the setbacks along Sand Creek?
The Ranch provides a 430 foot wide open-space corridor along San Creek, which far exceeds the required minimum of 250 feet.

How many trees will be removed as a result of this development?
98 percent of existing trees, including oaks and eucalyptuses, will remain.

How will this project mitigate for its impacts on protected species and certain habitat?
The Ranch has secured hundreds of acres of nearby offsite property that will be preserved through a conservation easement and used to mitigate project impacts.

Once construction starts, how long will it take to build out the entire project?
Completion of The Ranch depends primarily on market conditions, and could take up to 15 years for full build out.

What does “active adult” mean?
Active adult communities are restricted to home buyers above the age of 55, and typically include recreation centers and other age-appropriate amenities.
